Sattva Lumina: A Lakeside Township on Doddaballapura Road

Eight 30-storey towers with 1,549 homes on 13 acres, with most of the ground kept as a green spine between the towers and the cars pushed underground. Lumina is also the cheapest way into a Sattva township in North Bengaluru right now: studios start around ₹38 lakh.

How the site works

One gate, a clubhouse at the front, green down the middle

Lumina's master plan puts the clubhouse right beside the single entrance, so residents pass it every day. Visitors and deliveries don't need to go any further in than that.

Parking sits in two basement levels, which leaves a long, mostly car-free stretch of landscaping between the towers. The site also borders a lake and mature tree cover, so the lower floors of the end towers look onto greenery rather than other buildings.

Home types

From a ₹38 L Studio to a Three-Bath 3 BHK

The wide mix keeps demand broad: tenants for the small units and families for the large ones, which helps when you come to resell.

Studio

Lumina's entry format, from about ₹38 lakh*. Unusual in North Bengaluru launches, and it opens the project to first-time buyers and rental investors.

1 & 2 BHK

The core of the project, for young families who'd rather not stretch to a 3 BHK in Hebbal or Thanisandra.

3 BHK, 2 or 3 bath

Two variants of the family home. The three-bath version suits multi-generation households or anyone who wants an ensuite in every bedroom.

In depth

Understanding Sattva Lumina

A middle-market township, on purpose

Plenty of North Bengaluru launches chase the luxury buyer with 3 and 4 BHKs above ₹2 crore. Lumina goes the other way. Its mix starts at a studio and tops out at a three-bathroom 3 BHK, and the whole project is pitched at people who want a well-run community without paying for a statement address.

That makes it a practical choice for young families, first-time buyers moving up from renting in Yelahanka or Hebbal, and investors who want a unit that tenants will actually look for.

Big enough to support a real clubhouse

At 1,549 homes on 13 acres, Lumina has the scale to fund a proper multi-level clubhouse and 40-plus amenities, and to spread their running costs across many owners. Smaller projects often struggle with that.

It's not so big that it feels anonymous, though. Eight towers around one green spine is a size most residents can get to know.

Why Rajanukunte

Rajanukunte sits just north of Yelahanka where the city starts giving way to lakes and farmland. Land here costs much less than in Hebbal or Thanisandra, which is how Lumina can offer a ₹38 lakh studio from a branded developer.

In return you're further out: daily trips to central Bengaluru are long. Lumina makes most sense if your work is north of Hebbal, or if you're buying to rent to people whose work is.

The approval and legal basics

The project is registered with Karnataka RERA (PRM/KA/RERA/1251/472/PR/060924/007009), with a committed completion of January 2029, and its plan is approved by the Local Planning Authority. The promoter entity is Trinayani Realtors Pvt. Ltd., a Sattva Group company.

We'll share the title summary and approval copies before you book, and the full set is part of the agreement documents.

Choosing a home

How to Pick the Right Lumina Configuration

Five formats, five different kinds of buyer. Here's how we usually match people to units.

HomeBest forThink about
StudioFirst-time investors; single professionals; a pied-à-terre near the airportTenant demand is strong but resale buyers are mostly other investors
1 BHKCouples; a first home that can be rented out laterSeparate bedroom makes it easier to let to couples than a studio
2 BHK + 2TYoung families; working couples who need a home officeThe most liquid format at resale in this market
3 BHK + 2T (Regular)Families with childrenTwo bathrooms for three bedrooms; check the morning routine works
3 BHK + 3T (Grand)Multi-generation households; buyers wanting ensuitesLarger and pricier; fewer units, so they go early

Floor choice

In 30-floor towers, the middle floors (roughly 8th–20th) often give the best balance of view, lift wait times and floor-rise charges.

Which wing

Wings at the ends of the site look over the lake and mature trees. Inner wings face the green spine and other towers. Ask us which units in each wing have the open aspect.

Sun and breeze

East- and north-facing balconies are cooler in the afternoon. In Bengaluru's climate that matters more than most buyers expect.

Amenities, explained

Everyday Amenities, Not Brochure Filler

A useful test for any amenity list: what will you actually use on a normal Tuesday? Here's Lumina's list sorted that way.

Daily use

  • Gym and yoga deck
  • Jogging and cycling tracks
  • Tree-lined avenue and curated parks for walks
  • Children's play areas
  • Café and work lounge in the clubhouse

Weekly use

  • Pool
  • Sports courts
  • Games room, table tennis and billiards
  • Library
  • Spa

Occasional use

  • Party halls and the fourth-floor party terrace
  • Multipurpose hall for festivals and functions
  • Landscaped gardens for community events

Clubhouse amenities are often finished after the first towers are handed over. Ask Sattva which facilities will be ready at your tower's possession, and get it in writing.

Budgeting

What a Lumina Home Really Costs

Base price is only part of it. Here's how the extras typically stack up, and one tax point that matters a lot for studios.

Typical add-ons to expect

  • GST: 5% on under-construction homes, or 1% if the home qualifies as "affordable" (carpet up to 60 sq m and value up to ₹45 lakh)
  • Stamp duty: Karnataka slabs, lower for homes under ₹45 lakh and roughly 5–5.6% above it
  • Registration: 1%
  • Car park, clubhouse, legal and generator charges
  • Advance maintenance and corpus fund
  • Floor rise on higher floors and PLC for preferred units

Why studios are worth a second look

A ₹38–45 lakh studio may fall within the affordable-housing GST rate of 1% instead of 5%, and into a lower stamp duty slab. On a ₹40 lakh home, that alone can save around ₹1.6 lakh in GST.

Whether a specific unit qualifies depends on its exact carpet area and final price, so ask us to check before you book.

Commute scenarios

What Daily Life at Lumina Looks Like, by Where You Work

Approximate weekday drive times from Rajanukunte. These are rough guides; drive your own route at your real travel time before deciding.

If you work at…Typical commuteOur take
Yelahanka (offices, air base, schools)15–25 minComfortable daily
Kempegowda International Airport30–40 minFine for airport staff and frequent flyers
Doddaballapur industrial area25–35 minReverse-direction commute, light traffic
Hebbal / Kirloskar Business Park35–55 minManageable, peak hours vary
Manyata Tech Park40–60 minWorkable for hybrid schedules
MG Road / CBD60–90 minTiring as a daily commute
Whitefield / ORR East75+ minNot practical daily

Hybrid working changes the maths. Many Lumina buyers who work in Hebbal or Manyata three days a week find the commute acceptable in exchange for a lower price and a quieter neighbourhood.

Rental & resale

How Lumina Homes Are Likely to Rent and Resell

Studios and 1 BHKs

Demand comes from single professionals and couples working in Yelahanka, the air base area and along the airport corridor. With hundreds of compact units in the project, furnished, well-kept flats will rent faster than bare ones.

2 BHKs

The most liquid format at resale in North Bengaluru. Young families moving out of rented flats in Yelahanka and Hebbal are the natural buyers. Expect steady demand rather than spikes.

3 BHKs

Fewer in number and pitched at families who'll live in them. Resale buyers will compare them with older, larger 3 BHKs in Yelahanka New Town, so a good view and floor help.

What supports values

A branded developer, a large, well-maintained clubhouse, a lake and green setting, and steady growth along Doddaballapur Road towards the STRR and Doddaballapur's industrial base.

What could hold them back

Distance from the main job hubs, more new supply along the same corridor, and 1,549 homes competing on resale when early buyers sell.

Construction & quality

What to Ask About How Lumina Is Being Built

For a 30-floor tower, a few technical points are worth asking about directly. Sattva's site team can answer these during a visit.

Structure

  • Construction method (conventional RCC or aluminium formwork)
  • Whether walls can be altered later
  • Seismic design and fire safety provisions

Lifts & services

  • Number of lifts per wing and their speed
  • Power backup for lifts and in-flat circuits
  • Water source, treatment and storage

Finishes

  • Tile sizes and brands
  • Window frames and mosquito mesh
  • AC points per room and bathroom fittings

Sattva Lumina: Practical Questions

Is Lumina's title clear?
The project is RERA-registered and its plan is approved by the LPA. We'll share the title summary and approval documents before you book, and your lawyer can review them.
How does Lumina compare with other North Bengaluru projects?
It's among the cheapest branded townships north of Hebbal, with studios that most rivals don't offer. The trade-off is distance from the central job hubs.
What are Lumina's main drawbacks?
A long commute to central, east and south Bengaluru; 30-floor towers rather than low-rise; and a large number of similar units when it comes to resale.
How reliable is the January 2029 date?
It's the RERA-committed completion date, which Sattva is legally accountable for. Early wings are expected from 2027. Ask which phase your wing falls in.
Can I work from home comfortably?
Yes. The clubhouse has an office and work lounge as well as a café, and the 2 BHK suits a dedicated home office.
Is there a cycling track?
Yes. Lumina's amenity list includes cycling and jogging tracks along the landscaped spine between the towers.

First-time buyers

Buying Your First Home at Lumina

With studios from about ₹38 lakh, Lumina attracts a lot of first-time buyers. Here's what to know if this is your first purchase.

Your down payment

Banks usually lend up to 80–90% of a home's value, depending on price. On a ₹38 lakh studio, plan for a down payment of roughly ₹4–8 lakh plus stamp duty, registration and developer charges.

Tax benefits

Home-loan principal and interest can qualify for income-tax deductions under the applicable sections, subject to limits and the tax regime you choose. Check with your tax adviser.

Pre-EMI vs full EMI

While Lumina is under construction, you can pay only interest on the amount disbursed (pre-EMI), or start full EMIs straight away. Full EMIs cost more now but reduce total interest.

Getting a loan approved

Choose a bank that has already approved the project. It speeds up the loan because the bank has done its legal and technical checks.

Reading the agreement

Look for the possession date, delay compensation, specifications annexure, payment schedule and cancellation terms. We'll go through it with you.

Planning for interiors

Budget for wardrobes, a modular kitchen, lights, fans and appliances. Even a studio needs a few lakh to be fully livable or rentable.

Master plan, walked through

From the Gate to Your Front Door

1 · The entrance

One main entry, with the clubhouse right beside it. Visitors, deliveries and the clubhouse crowd stay near the front, so the inner wings stay quieter.

2 · Down to the basements

Cars drop into two basement levels near the entrance, keeping the ground level largely free of traffic.

3 · The green spine

A landscaped stretch runs the length of the site between the eight wings, with play areas, courts, a jogging track and seating along it.

Even more questions

Sattva Lumina: Buyer FAQ, Part Three

Can a first-time buyer afford Lumina?
The studio, from about ₹38 lakh, is one of the more affordable branded entry points in North Bengaluru. With a typical home loan, the down payment and costs can be within reach of many first-time buyers.
Which home type is easiest to resell?
In North Bengaluru, 2 BHKs usually have the broadest pool of buyers. Studios resell mainly to other investors.
How many parking levels are there?
Two basement levels, which keeps most cars off the ground-level landscaping.
Does Lumina have a café in the clubhouse?
Yes, the clubhouse includes a café, alongside a library, work lounge, party hall and a fourth-floor party terrace.
Is Lumina close to the lake?
The site borders a lake and mature tree cover; the end wings have the most open outlook.

Our honest take

Should You Buy at Sattva Lumina?

Lumina does something few North Bengaluru launches attempt: it makes a full Sattva township affordable, with studios from about ₹38 lakh and a complete clubhouse and green spine shared across 1,549 homes. For first-time buyers and investors, that's a rare combination.

Its weakness is geography. Rajanukunte is quieter and greener than Hebbal or Thanisandra precisely because it's further out, and daily trips to the CBD or Whitefield are long. The 30-floor towers also won't suit everyone.

Our view: Lumina is a strong pick if your life is centred north of Hebbal, if you work hybrid, or if you want a compact, rentable unit from a branded developer at a sensible ticket size. The January 2029 RERA date is also earlier than most comparable launches.

The strongest reasons to buy

  • One of the cheapest branded townships in the north
  • A wide mix, from studios to three-bath 3 BHKs
  • Lake and tree cover around the site
  • RERA completion by January 2029

The biggest reasons to pause

  • Long commute to the CBD and east Bengaluru
  • 30-floor towers rather than mid-rise
  • Many similar units competing at resale

Financing

Sattva Lumina: Illustrative Home Loan EMIs

"Your share" is the down payment on the base price only. Stamp duty, registration and most developer charges are usually paid from your own funds on top. During construction, banks typically disburse in stages and you pay interest only (pre-EMI) on what's been released.
