Why this corridor
The STRR is designed to link Bengaluru's satellite towns without going through the city. Doddaballapur is one of its nodes.
Campuses such as GITAM and Presidency University are close, bringing staff, students and services into the area.
Doddaballapur has long been an industrial town, and the airport-side aerospace and logistics belt is within driving distance.

Location
Before you decide
₹8,000+ per sq ft is a branded-developer premium for Doddaballapur. You're paying for clean title, infrastructure and the Sattva name.
Much of the upside depends on the STRR and the corridor maturing. Plan on holding for years, not months.
After registration you'll need your own plan approval and contractor. Ask for the layout's building guidelines early.
Questions
In depth
Doddaballapur sits at the north-western edge of the Bengaluru metropolitan region. For decades it was known for textiles and handlooms; today it's being pulled into the city's orbit by the airport, new universities and the Satellite Town Ring Road. Ekatra is a bet that this pull will keep growing.
A plot gives you something an apartment can't: full ownership of the ground and freedom over what you build and when. You can put up a house now, hold the land and build in ten years, or never build and sell the plot on.
Land doesn't depreciate the way a building does. That's why many buyers here see Ekatra as a long-term store of value rather than a home to move into soon.
Plenty of cheaper revenue sites exist around Doddaballapur. What Ekatra offers on top is a RERA registration, a single clean title from the developer, finished roads, underground utilities and a gated, secured layout.
It also has a recognisable name on the title chain, which makes resale and bank loans more straightforward. That premium shows up in the price per sq ft.
Internal roads range from 8 to 18 metres wide. Electrical and sanitary lines run underground, so there are no overhead cables or open drains along the streets. The whole layout is gated with round-the-clock CCTV.
These things are easy to overlook in a brochure but expensive to fix later. They're the main difference between a layout that ages well and one that doesn't.
Three groups, mostly: Bengaluru families banking land for a future home; investors betting on the STRR and the north-west growth corridor; and local families from Doddaballapur and Yelahanka who want a modern gated address close to where they already live.
Each group should pick a different plot size, which we cover below.
Plot maths
Indicative launch prices divided by plot area. The rate creeps up with size here, so smaller plots are slightly cheaper per sq ft.
| Plot | Area | From* | ≈ per sq ft | Best for |
|---|---|---|---|---|
| 20 × 30 | 600 sq ft | ₹48 L | ₹8,000 | Low-ticket land holding; a compact G+2 |
| 30 × 40 | 1,200 sq ft | ₹1.03 Cr | ₹8,580 | A standard family home; best resale demand |
| 30 × 45 | 1,350 sq ft | ₹1.17 Cr | ₹8,670 | Extra garden or rear setback |
| 30 × 50 | 1,500 sq ft | ₹1.29 Cr | ₹8,600 | A bigger custom house |
| 30 × 60 | 1,800 sq ft | ₹1.55 Cr | ₹8,610 | Villa-style build with lawn |
| Odd / corner / premium | Varies | On request | Higher | Extra frontage or park views |

Budgeting
₹1.03 Cr plot price + about ₹5.8 lakh stamp duty + ₹1 lakh registration + a few lakh in developer charges comes to roughly ₹1.12–1.15 Cr before you lay a single brick.
Building a typical 2,400 sq ft G+1 home on that plot can easily cost as much again, depending on finishes. Budget for both if you plan to build soon.
Building your home
If you plan to build, here's the sequence most owners follow once the sale deed is registered.
Transfer the khata after registration. Banks and approving authorities need it.
Hire an architect who works within local setback and FAR rules, plus Ekatra's own building guidelines.
Submit drawings to the local authority and get the building plan sanctioned before work starts.
Appoint a contractor, build, then apply for permanent power and water connections.
A plot-plus-construction loan funds both stages, but most banks require construction to start within a set period after buying the plot.
Some layouts require owners to build within a few years. Ask Sattva whether Ekatra has such a rule before you plan to hold the land long-term.
Layouts often control things like boundary walls, elevation colours and the number of floors. Ask for the guidelines early so your design isn't rejected.
The big choice
| Ekatra plot | Apartment (e.g. Lumina) | |
|---|---|---|
| What you own | The land outright | A flat plus an undivided share of land |
| Flexibility | Build what, when and how you like | Fixed layout and specification |
| Upkeep | Low until you build | Monthly maintenance from handover |
| Rental income | None until you build | From handover |
| Loans | Lower loan-to-value, higher down payment | Easier, higher LTV |
| Amenities | Layout clubhouse; you build the rest | Full clubhouse and services from day one |
Amenities
Ask for the final amenity list and the clubhouse completion date. In plotted layouts, the clubhouse is often finished after the roads and plots.
Connectivity
| Destination | Approx. time | Why it matters |
|---|---|---|

| Satellite Town Ring Road | Nearby | Future fast link to other satellite towns |
| GITAM & Presidency universities | Short drive | Staff and student housing demand |
| Doddaballapur industrial area | Short drive | Manufacturing and apparel employers |
| Rajanukunte & Yelahanka | 25–40 min | Schools, rail, shopping |
| Kempegowda International Airport | About 35 min | Air travel; aerospace jobs |

Matching plots to buyers
Buying to hold for 5–10 years. A 20×30 or 30×40 keeps the ticket size manageable and has the widest resale pool. Avoid paying corner or park premiums unless you're sure they'll be valued by a future buyer.
Planning to build within a few years. A 30×40 or 30×45 gives room for a comfortable family home with parking and a garden. Choose a quieter internal street and check the plot's level for drainage.
Wants a larger house with a lawn. The 30×50 and 30×60 plots suit, ideally east- or north-facing. Corner plots add frontage for a grander elevation.

Still wondering
Master plan
The widest roads (up to 18 m) carry traffic through the layout; plots on 8–12 m streets are quieter and often better for families.
Irregular plots at bends and edges can be good value if the shape suits your design. Corners add frontage and light but cost more.
Plots close to the clubhouse are convenient but busier. Further in, streets are quieter.
With power and sanitary lines underground, there are no poles or open drains along the streets, a cleaner look that also helps resale.

Our honest take
Ekatra is a long-term land play on Bengaluru's north-western edge, with the comfort of a branded, RERA-registered layout and proper underground infrastructure.
It isn't cheap for Doddaballapur, and its appeal depends on the area continuing to grow. Buy it to hold or build on over years, not as a quick flip.
Financing
Assuming a 70% plot loan over 20 years at about 8.5% interest. Your lender's rate, tenure and eligibility will differ; this is to help you size the commitment.
| Home | Base price | Loan | Approx. EMI | Your share |
|---|---|---|---|---|
| 20×30 plot | ₹48 L | ₹33.6 L | ₹29,159 / month | ₹14.4 L |
| 30×40 plot | ₹1.03 Cr | ₹72.1 L | ₹62,570 / month | ₹30.9 L |
| 30×50 plot | ₹1.29 Cr | ₹90.3 L | ₹78,364 / month | ₹38.7 L |
| 30×60 plot | ₹1.55 Cr | ₹1.08 Cr | ₹94,159 / month | ₹46.5 L |
"Your share" is the down payment on the base price only. Stamp duty, registration and most developer charges are usually paid from your own funds on top. During construction, banks typically disburse in stages and you pay interest only (pre-EMI) on what's been released.
